Sales Development Representative (Real Estate)
About
TCII Capital is a vertically integrated commercial real estate company based in South Florida. Since 1994, it has grown from a small consulting shop into a firm that acquires, leases, develops, and manages roughly 2 million square feet of retail and commercial property across the US, with a tenant roster of 400+ businesses, including national brands. The team runs lean — under 50 people — and everyone touches real deals, not just process. The internal philosophy is blunt: keep it fun, be family. After nearly three decades of growth, the team has stayed close-knit.
The role
Right now, sourcing new deals — knowing which brokers have inventory, which landlords are motivated, which tenants are expanding — is something the acquisitions team squeezes in between underwriting and closings. TCII wants to fix that by building a dedicated outbound function: someone who owns lead research and outreach full-time, so the deal team spends its time on deals instead of prospecting.
You'll start in the easier lane — outreach to brokers, landlords, and tenants tied to listed properties — and build toward the harder, more valuable lane: identifying and cold-contacting owners of properties that aren't listed anywhere. You'll also support outreach tied to national retail and QSR tenant relationships (think brands at the scale of Starbucks) who are actively looking for new locations.
This is a phone-heavy job. If "sales" to you means writing sequences and waiting for replies, this isn't the right fit. You'll be calling brokers and landlords directly, qualifying what's real, and booking meetings for the team that closes.
What you'll own
Lead research & list building — identify listed retail and commercial properties, prospective tenants, and (over time) unlisted landowners across target markets, building qualified lead lists from public listings, records, and research tools.
Multi-channel outreach — run outbound campaigns to brokers, landlords, and tenants by phone and email. You'll be on the phone daily; email supports the calls, it doesn't replace them.
Lead qualification & meeting-setting — qualify outbound interest against TCII's acquisition and leasing criteria, and book meetings for the deal team.
Off-market sourcing — as listed-property outreach matures, expand into direct outreach to owners of properties that aren't on the market yet.
Corporate tenant coordination — support site-selection outreach tied to national retail and QSR tenant relationships, matching their expansion criteria to opportunities in the pipeline.
Pipeline hygiene — keep CRM records, call notes, and lead statuses current so the deal team always knows where things stand.
What we're looking for
2+ years in a sales, outreach, or business-development role that involved real outbound calling, not just email or chat.
Comfortable being told no repeatedly, and picking up the phone anyway the next day.
Sharp lead research and qualification instincts — you can size up quickly whether a prospect is worth pursuing.
Fluent, professional spoken and written English — you'll be representing TCII directly to US brokers, landlords, and corporate tenants.
Able to work core hours overlapping the US Eastern time zone.
Patience for a long sales cycle — commercial real estate deals take months to close, and you're motivated by activity and meetings booked as much as by closed deals.
Strong plus
Prior exposure to commercial real estate, property management, or brokerage.
Familiarity with CRE research tools (CoStar, Crexi, LoopNet, Reonomy) or general CRM/outreach tools (HubSpot, Salesforce, Close, Pipedrive).
Experience prospecting into or coordinating with national or enterprise brands.
